Will a Roof Coating Invalidate the Tile Manufacturers Guarantee?

Roof tile coatings are designed to improve the appearance of the roof, but few roof coating companies will tell you how it may invalidate the guarantee offered by the tile manufacturer.

For example, Santoft provide a 60 year guarantee on their concrete tiles and Redland offer a 15 year guarantee.

Here is a statement from Redland Roofing:

Finally, it should be borne in mind that most, if not all, tile manufacturers, Redland included, offer product guarantees regarding the durability of their tiles. The use of such surface treatments will invalidate these guarantees so unless similar guarantees are being offered from the supplier of the treatment most tile manufacturers would advise caution.

RoofCoatingScam believes that a homeowner may experience difficulty making a successful guarantee claim to a tile manufacturer once the roof has been pressure washed and coated.

The pressure washing of the tiles and the application of a roof coating may also invalidate any NHBC (National House Building Council) guarantee which is often provided to owners of newly constructed houses. They currently provide a guarantee of up to 10 years for roof coverings.

Advice from Tile Manufacturers

The following statements were issued by roof tile manufacturers:

We do not recommend pressure washing roof tiles. (Redland roofing)

The use of high powered jet washes is not recommended as it can damage the surface of the slate or tile, thus reducing its expected life considerably. (Marley Eternit)

    Tile guarantees, just how many people would actually think to contact a tile manufacturer to make a claim. Also what claim can be made? Whlen has a tile failed in such a way it is obviously a defect with the tile? Roof cleaning is not going to damage a tile. We are talking water here, not a hammer and chisel! Your claims are borderline criminal!

    A NHBC new build warranty is only valid for 10 years from the date of build completion. Why would anyone have their roof cleaned in the first 10 years of its life? They wouldnt so your “advice” is worthless. Pure scare tactics. Also why will they need to make a claim after it was pressure washed? They wouldnt. It all boils down to choosing the correct company to clean your roof. The thing is, this site has been published because no one wants to get their roof scraped, as its a waste of time and looks awful. So now you have a chip on your shoulder because roof coaters are doing so well. This site is not going to change that. Ive had 4 roof cleaning enquiries today alone. How many have you had?

    Thank you for asking how busy I am, in fact I am rushed off my feet and at 9pm, this is the first opportunity I have had to read your latest comment.

    What is it today? You are trying to convince me and anyone reading this page that a 60 year guarantee offered by a well established company is worthless?

    Fine.

    That ranks as about as absurd as your previous claims that advice from Trading Standards should be ignored.

    To be honest with with you I am very tired of the endless stream of waffle you have posted on this website. I have more important things to do with my valuable time than to argue with a roof painter/window cleaner.

    I am closing the comments on this website and do no intend to make any further updates to the content here.
